If you're buying your first home in England or Northern Ireland in 2026, the first-time buyer (FTB) stamp duty rules are stricter than they were in 2024.
Here's the headline: you pay 0% up to £300,000, then 5% on the slice between £300,001 and £500,000. The moment your purchase price crosses £500,000, FTB relief disappears completely and you fall back to the standard rates from £125,000.
Example 1 — £250,000 home. You pay £0. Comfortably under the £300k threshold.
Example 2 — £350,000 home. £50,000 sits in the 5% band. Bill: £2,500.
Example 3 — £450,000 home. £150,000 in the 5% band. Bill: £7,500.
Example 4 — £500,000 home. £200,000 in the 5% band. Bill: £10,000.
Example 5 — £510,000 home. Now FTB relief is *gone*. Standard rates kick in: 0% on first £125k, 2% on next £125k (£2,500), 5% on the next £260k (£13,000). Bill: £15,500. Notice the cliff edge — buying £10k more cost you £5,500 more in tax.
The £500k cliff is real and brutal. If you're flexing on the offer for a property near £500k, the negotiation room you actually have is bigger than it looks once you factor the tax saving.
Joint purchase warning. If your partner already owns property — anywhere in the world — neither of you gets FTB relief on the joint purchase. The full standard rates apply. This catches a lot of couples out.
Compare your bill on a 25-year mortgage. A £15,500 stamp duty bill at completion is the same as adding roughly £75/month to your mortgage if you'd financed it at 5% — but you can't finance it. It has to be cash. Plan accordingly.
